Under Section 4-A of the Act, if the lease is not registered with the rental authority, the agreement does not affect the real estate it contains or confers a power to repossess it or obtain as evidence of a transaction that affects that property or confers a right. Leases of one year or more must be registered. For contracts of less than one year, only stamp duty applies, while registration is not mandatory. The lease is a key document that aims to establish a transparent transaction between the landlord and the tenant. Under the Registration Act 1908, the lease must be registered for 11 months to the deputy chancellor`s body in the district concerned. 2. Any lease agreement between the parties after the law comes into force is registered with the rental authority within ninety days of the date of the execution of such a contract.
